Simone Development Secures Long-Term Leases in the Bronx

Simone Development Companies has secured two new long-term leases totaling 9,267 square feet at 1733 Eastchester Rd., a medical and office property located in the Bronx. Bronx Endovascular Center has leased 6,663 square feet on the ground floor, while Catholic Charities – Beacon of Hope has signed a 2,604-square-foot lease on the second floor.

For ownership, Simone Development’s in-house leasing and legal teams negotiated both transactions. Bronx Endovascular Center was represented by Laurence London & Co.

“These new leases reflect the continued demand for high-quality medical and office space in the Bronx,” said Joe Simone, president of Simone Development. “We’re thrilled to welcome Bronx Endovascular and Catholic Charities – two organizations making a real impact in the community.”

Catholic Charities, which operates multiple locations across New York City, adds to its Bronx footprint with this new office, complementing its presence at 2510 Westchester Ave. This is Bronx Endovascular Center’s first and only location.

MOUNT VERON, NY (July 2025) — Simone Development Companies announced that Total Wireless has signed a new lease for 1,600 square feet of retail space at 44-46 Gramatan Avenue in Mount Vernon. The property is now fully leased.

Total Wireless (formerly Total by Verizon) is one of the oldest master dealers in the wireless industry.

Simone Development Companies has announced a new long-term lease with North Dermatology for 1,909 square feet of prime medical space at 35-30 Francis Lewis Blvd. in the Flushing section of Queens, N.Y. North Dermatology is located at 35-16 Francis Lewis Blvd. within the complex.

Supermarket Turned Warehouse Holds 53rd Annual Bronx Ball

A former Bronx supermarket at 1720 Eastchester Rd., recently redeveloped and converted by Simone Development Companies into a 190,000-square-foot warehouse and distribution center in the Morris Park section of the Bronx, was once again transformed, this time into a ballroom to host the 53rd Annual Bronx Ball. The event marked the culmination of borough-wide Bronx Week
Bronx Borough President Vanessa L. Gibson and The Bronx Tourism Council co-hosted the event, one of the highlights of Bronx Week and the official celebration of this year’s inductees to the Bronx Walk of Fame. Rhonda James of E218 Events Management; Ralph Mercado of Ralph Mercado Enterprises; and Ruben Rodriguez of Havana Catering collaborated on the Bronx Ball interior transformation.
“For a long time, the East Bronx has had a critical need for new, modern last-mile warehouse distribution centers to serve the growing delivery needs of the well-established residential communities in the area,” said Joe Simone, president of Simone Development Companies. “We are honored that the organizers recognized this transformation and selected our property to host the annual Bronx Ball.”

TARRYTOWN, NY (May 2025) – Simone Development Companies was recently honored by Westchester Building Owners and Managers Association (BOMA) for the company’s medical office building at One Executive Boulevard in North Yonkers. The building won the Best of BOMA Signature Award in the category of Best Curb Appeal and Common Areas.

The award was presented at BOMA’s Annual Hall of Honor Awards Dinner held May 15 at Abigail Kirsch at Tappan Hill in Tarrytown.
