US General Services Administration, Downtown Brooklyn Physical Therapy Sign Deals
BRONX, NY (July xx, 2026) –Simone Development Companies has signed new long-term leases with the U.S. General Services Administration (GSA) and Downtown Brooklyn Physical Therapy totaling 7,900 square feet at 1733 Eastchester Road, bringing the two-story, 27,275 square-foot medical and office property to full occupancy. The GSA will use their new space to house the U.S. Department of Veterans Affairs’ Bronx Vet Center.
Simone Development’s in-house leasing and legal teams negotiated the transactions on behalf of ownership, while Gary Mayzlin of Real Estate Trade Co., Inc. represented Downtown Brooklyn PT.

“The full lease-up of 1733 Eastchester Road reflects the growing need for well-located and high-quality outpatient medical and social services space in the Bronx,” said Joe Simone, President of Simone Development Companies. “We’re thrilled that the U.S. Department of Veterans Affairs and Downtown Brooklyn PT chose this property, which offers great visibility, modern professional space, and a strategic location to accommodate the expanding needs of these vital service providers.”
The Bronx Vet Center will relocate to a community-based counseling center in over 5,000 square feet at the property, providing a wide range of counseling, outreach, and referral services to eligible veterans, service members, and their families. The Vet Center’s focus is to facilitate a successful transition from military to civilian life, to help individuals cope with traumatic events experienced in the military, and to act as a conduit for referrals and connections to other VA or community benefits and services. Vet Center counselors and outreach staff, many of whom are veterans themselves, are experienced and prepared to discuss the tragedies of war, loss, grief and transition after trauma.
Downtown Brooklyn PT has opened its first Bronx location in over 2,000 square feet at the property, adding to its existing office in Queens. The now fully occupied property is also home to Catholic Charities, Bronx Endovascular and DaVita Kidney Care. The building features on-site parking, high visibility, and easy access to major highways and public transportation.
