BRONX, NY – December 13, 2023 – Simone Development Companies has signed two new long-term leases totaling 10,300 square feet of medical and office space at the Hutchinson Metro Center in the Bronx, NY.

North Bronx Orthopedic and Spine Group has signed a long-term lease for 5,121 square feet of medical and office space at 1200 Waters Place while MJHS Health System (MJHS) has signed a long-term lease for 5,179 square feet of office space at Tower One at 1250 Waters Place. Simone Development Companies was represented by in-house leasing and legal teams for both transactions. Mercadito Farm has signed a new long-term lease for 3,485 square feet. It is a farmer’s market offering fresh produce, poultry, meat, fish, cold cuts, and other customary foods found in grocery stores, as well as beer and wine coolers.

H&R Block, the worldwide tax preparation company, has leased 1,000 square feet.

Simone Development Companies Acquires Former Bronx Supermarket Building for Planned Logistics Facility Conversion

BRONX, NY – October 6, 2023 – Simone Development Companies has acquired a property at 1720 Eastchester Road in the Morris Park section of the Bronx from Madison International Realty for an undisclosed price. The new owners plan on repositioning the property as a much-needed warehouse, distribution and logistics center for the East Bronx.

The 186,298 square-foot logistics center at the corner of Eastchester Road and Waters Place, adjacent to Simone Development Companies’ 1.4 million square-foot Hutchinson Metro Center, formerly housed a 63,000 square-foot one-story Stop & Shop supermarket, a liquor store and a Subway restaurant.

Jonathan Squires, Managing Director in the Investment Sales Group at Cushman & Wakefield, along with Josh King, represented the seller in the sale. The pair immediately hit it off and Joe offered Jose a maintenance position at the then newly opened Boyce Thompson Center. When Jose questioned his qualifications for the position, Kelleher replied “Can you screw in a light bulb? If so, we can teach you the rest.”

“What I like most about my job is helping people, both with the tenant’s needs and their customers,” Mr. Aguilar said, recalling his ongoing relationship with an elderly woman who visits a medical tenant and is afraid to ride elevators alone. Jose made it a point to learn her schedule and now always meets her during appointment days to ride the elevator with her.
