New York City’s quest for more life science labs will spur biotech building, says developer Joe Simone

Joe Simone Bronx, N.Y. (February 16, 2023)—New York City’s aggressive push to build 10 million square feet of new life sciences laboratories will create new development opportunities, said Joseph Simone of Simone Development Companies.

“New York City announced in January that it will invest $20 million for the creation of a biotech hub at the Brooklyn Navy Yard, which is the latest in a series of investments throughout the outer boroughs that will bring development and new jobs to neighborhoods primed for revitalization,” said Joe Simone, president of Simone Development Companies.

New York City’s investment at the Brooklyn Navy Yard and other locations outside of Manhattan reflects a shift to neighborhood-based economic development. In the Bronx neighborhood of Morris Park, New York City has deployed this strategy by investing in an innovation lab for early-stage life science startups at the Albert Einstein College of Medicine, which sits across the street from Simone Development Companies’ Hutchinson Metro Center.

“We want it in Morris Park, where there is a new rezoning around…Jacobi (Medical Center) and Albert Einstein and a real opportunity to create good-paying jobs closer to where people live,” said Andrew Kimball, president and CEO of the New York City Economic Development Corporation, in a recent appearance on Spectrum News NY1’s “Inside City Hall” program.

The rezoning of parts of Morris Park near a future Metro-North train station allows for greater housing density, laboratories and other land uses that promote the growth of biotech hubs.

Simone Development Companies envisions life sciences and residential components to its Hutchinson Metro Center. A 33-acre expansion to the existing 42-acre Hutchinson Metro Center campus will sit next to the future Metro-North train station, providing easy access to Manhattan and other life science hubs.

“New York City has invested in life sciences for about 25 years, allowing the region to compete with Boston and the San Francisco Bay Area in terms of creating new jobs and attracting companies. Simone Development Companies wants to help New York City officials achieve their transformational goals for the Morris Park neighborhood of the Bronx,” said Danielle Contillo, a principal at Simone Development Companies.

Joseph Simone Calls New York’s Workforce Development Essential for Life Sciences Real Estate Growth

New York’s planned investments in life science workforce training centers will help stimulate real estate development, said Joseph Simone of Simone Development Companies.

“New York is successfully attracting life science startups. The challenge now is to build talent pipelines to train the necessary workforce that will enable the state to achieve its employment goals,” said Joe Simone, President of Simone Development Companies. “State investments in the New York City regional workforce development plan ensure that growing life science companies seeking real estate in the tri-state area will find the right workers to fill new laboratories and facilities.”

The Long Island Investment Fund recently announced its intention to fund a life science workforce development training center. One of the fund’s goals is to supercharge the life sciences ecosystem in the region by developing workers with in-demand skills.

LifeSci NYC has a similar role in the five boroughs, and one target area is in the Bronx at the Montefiore-Einstein Accelerated Biotechnology Research Center (EMBARC), located across the street from Simone Development Companies’ Hutchinson Metro Center. EMBARC is a biomanufacturing operation focused on cell, gene, and antibody production. LifeSci NYC will invest $20 million to build a diverse pipeline of life sciences talent.

Simone Development Companies has anticipated growth in Morris Park’s biotech talent pool by planning for a live-work-play environment at the Hutchinson Metro Center, a mixed-use medical-office complex where future construction may include life science labs, housing, and destination retail catering to the employees of companies that grow out of EMBARC. This emerging innovation hub will be connected to New York City’s life sciences network by Metro-North’s future Morris Park train station, which will provide quick access to Penn Station in Manhattan.

“Since 2018, biotech research and development companies have increased employment by more than 8,000 people in the New York City metro area, an almost 20 percent increase. “Industry leaders say this growth will continue, and our Hutchinson Metro Center is well positioned to meet the increased demand for real estate that can accommodate life science facilities and workers,” said Megan Guy, Simone Development Companies’ Senior Vice President of Development.

Construction and Leasing Executives Join Simone Development Compaines

BRONX, NY (January 9, 2023) – Simone Development Companies has appointed two real estate industry veterans to senior positions in its construction and leasing departments.

Roger Merriman is Simone Development’s new Senior Vice President of Construction and Jeremy Schwartz is Director of Leasing. These executives possess years of experience in the real estate industry and have worked with leading real estate companies in the tristate area.

“Roger and Jeremy bring impressive backgrounds and skills to the Simone team in the realms of construction management, leasing, property marketing, underwriting and property portfolio management,” said Joseph Simone, President of Simone Development Companies. “Both of these individuals will help us strategically position ourselves for future growth as we build our operational capacity and scalability.”

Prior to joining Simone Development, Merriman served as Vice President of Construction at SL Green Realty Corp., where he managed a team of professionals, consultants, and contractors on construction projects for the largest commercial real estate portfolio in New York City.

Schwartz formerly worked as Assistant Vice President of Leasing at Urstadt Biddle Properties, where he successfully transacted on more than 300,000 square feet of space. He also managed the leasing and marketing of over 1,500,000 square feet of grocery-anchored shopping centers and office buildings throughout the tristate area.

Joseph Simone says research commercialization will drive new expansion of life sciences real estate

Bronx, NY (December 12, 2022)—The commercialization of cutting-edge medical research will drive a new wave of life-sciences real estate expansion near hospitals, said Joseph Simone of Simone Development Companies.

“Research hospitals like the Albert Einstein College of Medicine in the Bronx are pioneering new therapies for cancer, HIV, and brain injuries. Gene-editing tools will soon allow oncologists to create customized therapies for patients in laboratories that will require new floorspace near hospitals,” said Joseph Simone, president of Simone Development Companies.

Research hospitals often commercialize their discoveries by hosting bio-technology incubators on their campuses. Albert Einstein College of Medicine, which sits across the street from Simone Development Companies’ Hutchinson Metro Center, offers lab space for early-stage life science startups.

Successful startups developing promising medical technologies eventually need expanded lab space that forces them out of incubators to off-site “graduation spaces.” The best graduation spaces offer easy access to the research institutions where scientists are based.

Simone Development Companies envisions a life sciences component to its expansion of the Hutchinson Metro Center campus to accommodate growth at research centers in New York City. The 33-acre expansion to the existing 42-acre Hutchinson Metro Center campus will sit next to a future Metro-North train station providing easy access from the Hell Gate and New Haven train lines.

New York City officials have aggressive plans to transform the region into a global leader in life sciences. The New York City Economic Development Corporation anticipates bringing 10 million square feet of wet lab space online over the next 10 to 15 years.

“The expansion of the Hutchinson Metro Center with a life sciences component will help economic development planners in New York City achieve their vision for a regional network of research institutions and life science campuses linked by rail,” said Danielle Contillo, principal at Simone Development Companies.

Joseph Simone says outer-ring properties will meet New York City life science expansion

Bronx, NY (November 21, 2022) — Outer-ring corporate office parks will help satisfy New York City’s booming life-science sector’s need for new lab and back-office space, said Joseph Simone of Simone Development Companies.

“The limited amount of land in New York City and the expense of building in dense locations like Manhattan will motivate some life science companies to consider locations in the outer boroughs or the near suburbs that are connected to New York City,” said Joe Simone, President of Simone Development Companies.

At the recent NYC Builds Bio+ conference, representatives from the real estate industry noted the lack of buildable land in Manhattan, the epicenter of New York City’s life sciences sector. Some institutions have already turned to suburban office parks to address their expansion needs.

The New York Blood Center has leased 187,181 square feet of space in the former Avon Global Data Center in Rye, N.Y. The institution plans to use the space for laboratories and offices, as well as blood storage. The property is next to the Metro-North Railroad station and within walking distance of Rye’s downtown area.

Simone Development Companies envisions a life sciences component to its Hutchinson Metro Center’s expansion in the Bronx. This 33-acre expansion to the existing 42-acre Hutchinson Metro Center campus will sit next to a future Metro-North train station providing easy access from the Hell Gate and New Haven train lines.

“Simone Development Companies will help meet the life science sector’s need for new, state-of-the-art space that will be easily accessible from Manhattan’s Penn Station,” said Patricia Simone, Principal and President of Simone Management Group.

Joseph Simone says outpatient job growth influences medical real estate development

Bronx, N.Y. (November 4, 2022)—Joseph Simone of Simone Development Companies said recent job growth in the ambulatory services sector has healthcare developers facing increased demand for outpatient care centers.

“In the past year, we’ve seen a 10.7% increase in jobs related to ambulatory care services in New York City, with many of those new jobs in outpatient care centers,” said Joe Simone, president of Simone Development Companies. “This double-digit job growth is a signal to medical real estate developers that more outpatient care centers will be needed soon.”

According to the New York state Department of Labor, New York City’s outpatient care centers—one segment of the ambulatory care service sector—reported about 24,000 workers in September, up 6.3% from a year ago. Other ambulatory services, such as home healthcare, saw even bigger job gains, according to New York labor officials.

In many cases, the growth of outpatient care centers is driven by hospitals expanding their services. At Simone Development Companies’ Hutchinson Metro Center campus in the Bronx, Burke Rehabilitation Hospital recently held a ribbon cutting to commemorate its newly expanded Outpatient Rehabilitation Center. The new facility more than doubles the size of Burke’s former location and provides over 5,000 additional square feet of brightly lit and open space, outfitted with the latest technologies.

Demand for new outpatient real estate is also strong outside of New York City. In Centereach, N.Y., Simone Development Companies is transforming a 63,000-square-foot retail store located at 2112 Middle Country Road into the future Catholic Health Ambulatory & Urgent Care at Centereach.

“As hospitals nationwide seek to grow their presence in new markets, Simone Development Companies is ready to partner with these healthcare providers to deliver state-of-the-art facilities in locations accessible to everyone,” said Joanna Simone, principal and president of leasing and property management operations.

Joseph Simone says medical real estate developers should locate properties with equity in mind

Bronx, N.Y. (October 24, 2022)—Joseph Simone of Simone Development Companies says that medical real estate developers should choose locations accessible to a broad range of income levels to promote healthcare inclusion.

“The site-location process should consider accessibility for low-income, as well as handicapped individuals who rely on public transportation. Proximity to mass transit stations and bus lines are essential to creating an inclusive healthcare industry,” said Joe Simone, president of Simone Development Companies.

Mass-transit-reliant consumers will gain increasing healthcare options as the Metro-North Railroad opens new train stations in the Bronx. Simone Development Companies’ Hutchinson Metro Center sits next to a future Metro-North train station in Morris Park that will provide easy access from the Hell Gate and New Haven train lines.

Some of the neighborhoods near the future rail stations have large populations of medically underserved communities. According to a New York City Community Health Profile, the neighborhood surrounding the future Hunts Point Metro-North station ranks first in New York City for adults who forego needed medical care.

The Hutchinson Metro Center’s 42-acre campus is anchored by Montefiore Hospital’s 11-floor, 280,000-square-foot ambulatory care center. The patient-focused and highly streamlined facility offers more than two dozen adult and pediatric medical specialties, including cardiology, urology, and diabetes.

“The Hutchinson Metro Center is helping to deliver healthcare equity to the Bronx and surrounding communities. Simone Development Companies will continue developing this campus to optimally serve the healthcare needs of all Bronx residents,” said Patricia Simone, principal and president of the Simone Management Group.

Joe Simone Views Outdated Malls In Aging Communities As Targets For Retail-To-Medical Conversions

Joseph Simone of Simone Development Companies said more outdated malls in U.S. suburbs will become targets of retail-to-medical conversion.

“As the suburbs mature, the proportion of senior citizens—the biggest medical services consumers—increases, so healthcare providers are scrambling to identify high-traffic locations with ample parking. In many cases, the ideal locations are shopping centers with low occupancy,” said Joseph Simone, President of Simone Development Companies.

Fortune magazine recently noted that 32 enclosed malls nationwide house healthcare services as part of their footprint. Nearly a third of the malls’ medical transformations have been announced since the start of the Covid-19 pandemic, the magazine noted.

Converting foundering shopping centers into medical destinations makes sense for many suburbs built in the 1970s where young families with children no longer predominate. Centereach, N.Y. is one community that saw its population explode in the 1970s.

Changing demographics in Centereach led Simone Development Companies to consider new uses for its retail building. After a market analysis, Simone Development Companies—a retail-to-medical conversion specialist—recently broke ground on Catholic Health Ambulatory & Urgent Care. The new complex will house a multi-specialty practice featuring primary care, women’s health, behavioral health, cardiology, neurosciences, orthopedics, and several other services.

The development will transform a 63,000-square-foot former Ocean State Job Lot retail store located at 2112 Middle Country Road into a new healthcare facility. Catholic Health will lease the new building from Simone and plans to open in the Spring of 2023.

“Throughout the New York metropolitan area, we are seeing health networks announce new conversions of former retail buildings. We will work closely with some of these expanding networks to identify the best locations and secure smooth conversions,” said Joanna Simone, Principal and President of Leasing and Property Management Operations at Simone Development Companies.

Joseph Simone Says That Behavioral Health Will Drive Medical Real Estate Design

Joseph Simone of Simone Development Companies says that the Centers for Medicare & Medicaid Services’ (CMS) focus on behavioral health will drive the design of new healthcare facilities.

“There is a growing understanding about the relationship between mental health and physical health, which is causing these two disciplines to converge at primary care facilities,” said Joe Simone, President of Simone Development Companies. “This growing combination of mental and physical practitioners in one location challenges healthcare real estate builders to create spaces that foster relaxation and psychological wellness for patients and healthcare workers.”

Earlier this year, CMS outlined its behavioral health strategy that included access to prevention and treatment services for substance abuse, mental health services, crisis intervention and pain care. The agency’s goal is to enable care that is well-coordinated and effectively integrated.

Healthcare real estate developers must now consider medical offices with deinstitutionalized environments that are homelike with access to daylight, the outdoors, and positive distractions.

Simone Development Companies’ development of medical offices at the Boyce Thompson Center in Yonkers, N.Y. anticipated this deinstitutionalization. Waiting rooms are relaxing spaces in a historic building adaptively reused for restaurants, retail and medical. The Boyce Thompson Center’s design allowed one tenant—WESTMED, a Summit Health Company—to offer behavioral health services.

“Behavioral health challenges medical builders to consider psychology and mental wellness in their projects,” said Joanna Simone, Principal and President of Leasing and Property Management Operations at Simone Development Companies. “The successful delivery of behavioral health services at our Boyce Thompson Center demonstrates that thoughtful and compassionate builders can create safe spaces that calm and reassure vulnerable patients.”

Simone Development Companies is a full-service real estate investment company specializing in the acquisition and development of healthcare, mixed-use, office, industrial, retail, and residential properties.
