Chipotle to Open New Bronx Location at Simone Development’s Hutchinson Metro Center Atrium

BRONX, NY – September 12, 2023 – Simone Development Companies has announced Chipotle Mexican Grill has signed a long-term, 2,957-square-foot lease at the firm’s Metro Center Atrium, located at 1776 Eastchester Road within the Hutchinson Metro Center complex in the Bronx. Josh Gopan, Vice President of Leasing at Simone Development, and in-house counsel Patrick Doyle represented ownership alongside Chris Walther and Miles Mahony of RIPCO Real Estate. Chipotle was repped by Ben Weiner and Joanne Argenti of RIPCO Real Estate.

Chipotle operates over 3,100 locations in the U.S, including over 55 in New York City alone. Their latest location at The Hutchinson Metro Center Atrium, serving the Pelham Bay and Morris Park neighborhoods in the Bronx, features an enhanced beverage menu offering margaritas and beer in addition to fountain and bottled refreshments.

Simone Transformed a Former Retail Building Into
a 63,000 SF State-of-the-Art, Multispecialty Care Center

CENTEREACH, NY (August 2, 2023) – Simone Healthcare Development and Catholic Health today joined with officials from the Town of Brookhaven to celebrate the opening of Catholic Health Ambulatory & Urgent Care at Centereach, a new multispecialty care center featuring primary care and specialty services as well as walk-in urgent care.

The new state-of-the-art center is part of Catholic Health’s growing network of multispecialty care centers, complete with diagnostic imaging, an on-site pharmacy, and a dedicated suite where Catholic Health’s gastroenterologists can perform endoscopy procedures in a safe, comfortable and convenient environment outside the hospital setting.

Simone Healthcare Development, a division of Simone Development Companies and a leader in medical office and ambulatory care facility development, acquired the 63,000 square foot facility located at 2112 Middle Country Road from Ocean State Job Lot, the largest closeout retailer in the Northeast, in 2022. Simone Healthcare Development has invested $30 million into the redevelopment of the property and is leasing the new healthcare facility to Catholic Health. Ocean State Job Lot continues to own and operate a 36,000 square foot store adjacent to Catholic Health.

This multi-faceted project was a collaborative partnership between the Simone Healthcare Development team and Catholic Health. Simone’s development team was responsible for site selection, securing land use approvals and managing the design and construction of the façade, site and core, while Simone’s property management team will manage the 10-acre site. The development required approvals from the Town of Brookhaven Planning Board and Building Department and the Suffolk County Department of Health.

Newman Design, as architect for Simone, designed a new exterior that is architecturally distinct from the adjacent retail use. It features a glass and limestone façade, a second entrance for urgent care, and a new glass canopy to provide a covered drop-off for patients. In addition to Simone’s investment, the new facility is part of Catholic Health’s $17 million project that further strengthens Catholic Health’s goal of making quality healthcare more convenient for Long Islanders and to support many of the unmet healthcare needs of the community. Primary and specialty care services will be offered in 43,000 square-feet of space immediately with an additional 20,000 square-feet available for future healthcare services.

Simone Development Maintenance Tech Jose Aguilar Wins BOMA Westchester 2023 Unsung Heroes Award

In accepting the award, Mr. Aguilar recalled a chance meeting with the late Joseph Kelleher, a long-term Simone Development senior executive who was playing a guitar gig at a restaurant where he was working. The pair immediately hit it off and Joe offered Jose a maintenance position at the then newly opened Boyce Thompson Center. When Jose questioned his qualifications for the position, Kelleher replied “Can you screw in a light bulb? If so, we can teach you the rest.”

“What I like most about my job is helping people, both with the tenant’s needs and their customers,” Mr. Aguilar said, recalling his ongoing relationship with an elderly woman who visits a medical tenant and is afraid to ride elevators alone. Jose made it a point to learn her schedule and now always meets her during appointment days to ride the elevator with her.

“Jose is a testament to our company’s ongoing devotion to the businesses who call our properties home and the people they in turn serve,” said Mr. Simone. “We are extremely proud of him, his dedication and all the service and maintenance professionals that make Simone Development stand out in the world of commercial real estate.”

Simone Development Companies Diversifies Shopping Centers To Suit Contemporary Consumers

Securing experiential and service-oriented tenants is key to maintaining vibrant shopping centers in the e-commerce era, said Joseph Simone of Simone Development Companies.

BRONX, NY (May 11, 2023) – Simone Development Companies has signed a long-term lease renewal with Mercy College for 125,522 square feet of classroom, administrative and amenities space at 1200 Waters Place in the Bronx, renewing the institution’s commitment to the borough and the Hutchinson Metro Center, which they helped anchor more than 20 years ago.

LA Fitness Opens New Rochelle Location at Simone Development and G&S Investors’ 75 Nardozzi Place

NEW ROCHELLE, NY – MAY 3, 2023 – Simone Development Companies and G&S Investors are pleased to announce the opening of the LA Fitness® gym at their co-developed 75 Nardozzi Place property in New Rochelle, NY. The new 36,000+ square-foot gym is conveniently situated off Main Street, just south of Exit 15 on I-95 and in close proximity to the Hutchinson River Parkway.

Joseph Simone of Simone Development Says Greenway to Enhance New York City’s Expanding Bike Lane Network

Bronx, N.Y. (May 1, 2023)—New York City’s expansion of the Harlem River Greenway will complement Simone Development Companies’ decision to build a greenway on its undeveloped property, said president Joseph Simone.

“Public greenways with dedicated bicycle paths will help private property owners develop new facilities for the growing life-sciences sector whose employees demand alternative modes of transportation,” said Joe Simone, president of Simone Development Companies.

On April 18, New York City launched a series of public-engagement sessions to plan the Harlem River Greenway expansion into the Bronx. The proposed seven-mile route will connect Randall’s Island at the southern tip of the Bronx to Van Cortlandt Park in the north, with a critical north-south bike commuting corridor.

Greenways are expanding throughout New York City, particularly in areas targeted for new development. At the Manhattanville Factory District in West Harlem, the construction of a three-block pedestrian greenway along buildings containing wet labs and offices provides the emerging innovation corridor with an attractive amenity for tenants and their employees.

Simone Development Companies is pursuing a similar strategy at its Hutchinson Metro Center in the Bronx. The Hutchinson Metro Center’s undeveloped southern section will include lawns, seating areas and a greenway through the center of the development. The complex already has a health club, hotel and bicycle trails running along the Hutchinson River Parkway.

Simone Development Welcomes Three New Retailers at Revitalized Post Road Plaza in Port Chester, NY

Nothing Bundt Cakes, Nailed It Spa and European Wax Join Tenant Roster at Recently Renovated, LA Fitness-Anchored Strip Center Along US Route 1

PORT CHESTER, NY (April 19, 2023) – Simone Development Companies has recently welcomed three new retail tenants that have leased more than 4,000 square feet of prime retail space at Post Road Plaza at 262 Boston Post Road (US Route 1) in Port Chester, NY. The nearly 63,000 square-foot strip center, anchored by a 40,572 square-foot stand-alone LA Fitness, has been recently renovated and new signage is being installed along the highly-trafficked shopping corridor.

Cake franchise Nothing Bundt Cakes has signed a long-term lease for 1,760 square feet at Post Road Plaza in space formerly occupied by a Kentucky Fried Chicken restaurant for the last 30 years.
They will celebrate their grand opening on Friday, April 28 with a special “Don Bosco’s Community Center Benefit Day” in which 20% of sales will be donated to an organization dedicated to enabling all people, especially the young who need it most, to realize their fullest potential as productive, responsible and caring citizens.

In addition, growing local salon Nailed It Spa has signed a new lease for 1,000 square-feet and will open shortly, and expanding franchise European Wax Center, with more than 850 locations nationwide including nearby Hartsdale and New Rochelle, inked a 1,534 square-foot lease and has recently opened for business at Post Road Plaza. There is currently 1,000 square feet of inline retail and a 3,485 square-foot end cap space available at the property.

Life Science Forum Reveals How Computing Will Help Developers Convert Office Buildings To Research Labs

Advanced computing will facilitate the conversion of outdated office buildings into life science laboratories, said Joseph Simone of Simone Development Companies.

“Life science laboratories are becoming less reliant on Bunsen burners and faucets in favor of advanced computers. This ‘drying’ of wet labs means that owners of older office buildings or warehouses have new opportunities to reposition their properties for the medical research sector,” said Joe Simone, President of Simone Development Companies.

At the March 29 Crain’s New York Business Life Science Forum in New York City, Dr. Ayman El-Mohandes, Dean of the CUNY Graduate School of Public Health and Health Policy, said computers are dominating his institution’s lab spaces. El-Mohandes explained that equipment for cutting-edge research no longer requires a messy wet-lab environment, allowing for a greater flexibility of uses in office buildings near research centers and universities.

Hope Knight, Commissioner of Empire State Development, New York’s economic development agency, also spoke at the forum. Knight described New York’s $25 million investment in a pilot “Lab of the Future” in Midtown Manhattan that will rely on automation, artificial intelligence and machine learning to make the preclinical drug discovery process faster, fuel business growth and create more life science jobs. Knight noted that 10 percent of the nation’s cancer patients are in New York, which allows researchers to gather important data that can make New York a leader in the cell and gene therapy space.
